The most common damage to holiday homes on the Costa Blanca

Climate, location and seasonal use make holiday houses on the Costa Blanca vulnerable to very specific damages. An overview of the most common cases from our daily work – and what you can do.

1. Water damage – the classic

Water damage tops every statistic. Typical causes on the Costa Blanca:

  • Burst or brittle hoses on washing machines and dishwashers
  • Leaking boilers and hot-water tanks
  • Blocked roof and terrace drains after heavy rain
  • Faulty air-conditioning condensate lines
  • Pressure drops in water pipes that damage seals

If you are away for several weeks, close the main valve or at least have the property inspected regularly. A single undetected leak quickly costs several thousand euros – many times more than professional house sitting.

2. Storm damage and Gota Fría

In late summer and autumn the Costa Blanca regularly sees the so-called Gota Fría – a cold drop that brings massive rainfall and storm gusts within a few hours. Typical storm damage:

  • Torn-down awnings and damaged brackets
  • Shifted or blown-away pool covers
  • Damaged roof tiles and solar panels
  • Overturned outdoor furniture and parasols
  • Flooded basements, garages and lower-floor rooms

3. Pool and garden problems

A failed pool pump can turn the pool into a green algae basin within days in summer heat. Professional cleaning then costs many times more than regular inspection.

  • Power outage of the pool pump
  • Blocked skimmers and filters
  • Water level too low in heat
  • Dried-out plants when irrigation fails

4. Mould and moisture

The combination of salty coastal air, high humidity in winter and unventilated rooms quickly leads to mould – especially in bedrooms, bathrooms and on exterior walls.

5. Break-ins and vandalism

Visible signs of vacancy – an overflowing mailbox, closed shutters for weeks, an unmown lawn – are a clear signal to burglars. Regular house sitting keeps the home looking "lived-in".

6. Pests

Rats, martens, geckos and in some areas termites find ideal conditions in empty homes. Early detection prevents major structural damage.
